Upkeep and seasonal maintenance

Spring…summer…fall…winter, no matter the season, there is always something to fix when it comes to your home and general maintenance. From painting the exterior to changing the batteries in the fire alarm, home maintenance can often feel like an ongoing battle where your home is the ultimate winner. As a homeowner, you understand that your property is your biggest investment. Knowing this fact is half the battle and means that you are on your way to making sure your home runs like a well-oiled machine and is in tip-top shape.

One way to attack your home maintenance is through a seasonal checklist. The idea that as the seasons change, you complete a list of small tasks each quarter so that your home maintenance is much more manageable. Take a look at the following home maintenance checklist that has been categorized by seasonal tasks. With each item you check off these lists, you are one step closer to winning the battle between you and general home maintenance/care.

 

Spring Checklist: 

Time for some spring cleaning! In the spring, it is a good idea to focus on your property grounds and fix up the exterior so that your home is ready for the summer months. 

  • Trim tree branches
  • Rake up leaves and debris
  • Cut the hedges and treat the lawn
  • Put down new mulch/pine straw
  • Give the exterior of the home a once over
  • Do a visual inspection for your roof
  • Clean out the gutters
  • Give your home (and deck) a good power wash
  • Paint the exterior where it needs it (patio, deck, window seals, chipping paint)
  • Service the HVAC System to prepare for the summer heat

 

Summer Checklist:

During the hot summer months, try to focus on fixing the areas located inside the home. Take advantage of the air conditioner and don’t overdo it. 

  • Check the batteries in the fire alarm and carbon monoxide detectors 
  • Have the home sprayed for bugs (interior and exterior)
  • Think about a yard spraying service if the mosquitos are too bad
  • Check the sprinkler system to make sure it is working properly
  • Paint the interior where it is needed (chipping paint, scuffs on the walls, etc)
  • Clean your ceiling fans and set them to spin counter-clockwise
  • Consider any home improvement projects for inside the home
    • New backsplash in the kitchen
    • A new coat of paint for the bathroom
    • Updated fixtures 
  • Do some Hurricane storm prep (batteries, generator check, canned food, etc)

 

Fall Checklist:

With cooler temperatures comes outdoor projects and making sure to prepare your home for colder weather. 

  • Rake the leaves and identify possible tree issues 
    • Remove dead tree branches and cut down compromised trees
  • Clean the gutters and downspouts 
  • Give your roof another visual inspection
  • Make sure the chimney is cleaned and inspected
  • Clean the dryer vent and service your air ducts
  • Check outside faucets for dripping water
  • Clean out the garage 
    • Organize/winterize your lawn care equipment 
    • Store Seasonal Tools

 

Winter Checklist:

Get ready to hunker down and make sure your home is ready for the colder weather and ice storms that come our way. 

  • Check your heating system
  • Do some winter storm prep (batteries, generator check, blankets, canned food, etc)
  • Check the batteries in the fire alarm and carbon monoxide detectors 
  • Reverse your ceiling fans to rotate clockwise
  • Flush your hot water tank to remove sediment
  • Inspect outdoor lighting
  • Protect your patio furniture or put it away 
  • Get your shovel ready (just in case)
