This is a flat fee option for those homeowners ready to tackle the property management experience all on their own with a little assistance from the MLS and other marketing avenues that only a real estate firm can provide.
The fees are simple…..One time upfront payment of $350
Tenant Location Service
This option is available for those homeowners that don’t mind the task of working with tenant’s but don’t want the headache of marketing, showing, background checks, lease drafting, etc…With the Tenant Location Option you can have the peace of mind knowing that you will receive a dedicated listing specialist that will perform a preliminary market analysis, list your home, market your home on over 20 different websites (see below for a full list of all web-sites), show your home to prospective tenants, solicit applications, perform background checks, negotiate leases, draft leases, execute leases, perform move in inspections and handle your account all the way until move in. Upon move in of the new tenant your dedicated listing specialist will handover the reigns to you and you will take. The fees for that are simple as well…..One time fee equal to one full month’s rent.
(With the Tenant Location Service no fee’s are paid upfront, payment for services is made at the time of move in.)
Full Service Property Management
This option is available for those homeowners who are looking to rent their home but consider a hands off approach to be the ideal situation. With this option homeowners can enjoy every aspect of the Tenant Location Service with the added benefit of continued management after your tenant moves in. This includes collection of rental payment, assessing and collecting late payment fee’s, 24/7 response to maintenance issues, handling of Security Deposits in qualified Trust Accounts, accounting and tax services for your property(s) and even court appearances in the event of eviction. This is truly a Full Service Property Management option that will allow Oak City Properties to become the physical intermediary between you and your investment. Physical intermediary between you and your investment.
The fee’s for this service are 75% of one full month’s rent and 8% of the gross rent per month after.
(Just as with the Tenant Location Service, there are no fee’s up front….The only monetary value requested upfront is a $300 maintenance fund created for maintenance issues during the lease up and management periods)
